Sewer Line Repair

Water Heater Repair

Most water heater problems fall into a short list of repairable failures: a burned-out heating element, a failed thermostat, a corroded anode rod that's allowed tank rust to begin, a faulty pressure relief valve, or a sediment layer so thick it's insulating the heating element from the water. All of these are repairable without replacing the unit โ€” if caught before they cause further damage.

The repair decision comes down to the unit's age and what the diagnosis reveals. A water heater with a failed heating element at year four is worth repairing. The same element failure at year eleven in a tank with rust-colored water output usually means the tank itself is degrading, and repair only delays the inevitable replacement by months.

What Each Symptom Typically Indicates

No hot water at all: heating element or thermostat failure. Lukewarm water that runs out quickly: sediment buildup or a thermostat set too low. Discolored or rust-smelling hot water: anode rod has failed and the tank interior is corroding. Popping or rumbling sounds: sediment layered on the tank floor heating and cracking. Water pooling beneath the unit: the tank has failed internally and replacement is required.

Hydro Jetting

Hydro jetting uses a high-pressure water stream โ€” typically 3,000 to 4,000 PSI โ€” delivered through a specialized nozzle to scour the interior walls of drain and sewer pipes. It removes grease deposits, mineral scale, soap buildup, and the fine root threads that cable machines leave behind after cutting through a root ball. The result is a pipe returned close to its original interior diameter rather than just a cleared passage through the blockage.

It's the right tool when drain cleaning hasn't resolved a recurring blockage, when a line has years of grease accumulation from a commercial kitchen, or when soft root fibers keep growing back after cable cutting. It's not appropriate for pipes that are already fragile โ€” clay tile in poor condition or heavily corroded cast iron can be damaged by the pressure, which is why camera inspection precedes every hydro-jetting job.

Residential hydro jetting: $350โ€“$600. Commercial systems with longer or larger-diameter lines run higher. The camera inspection required before jetting is billed separately and applied toward service cost.

Water Heater Installation

Water heater replacement involves more than dropping in a new tank. The installation must meet current code for the location โ€” proper seismic strapping in applicable zones, correct flue sizing and venting for gas units, appropriate electrical circuits for electric units, and a properly sized and routed pressure relief valve drain line. Skipping any of these creates a safety or inspection problem that costs more to fix after the fact.

Sizing is the other critical decision. A 40-gallon tank adequate for two people is undersized for a family of five, resulting in the lukewarm water complaints that often get misdiagnosed as a heater problem. We size the replacement unit based on actual household demand and the recovery rate required, not just what fits in the space.

Tank vs. Tankless

Tank water heaters cost less to install and are simpler to service. Tankless (on-demand) units cost more upfront but eliminate standby heat loss, last longer, and provide continuous hot water without a recovery wait. The right choice depends on your household's usage pattern, gas or electric supply capacity, and budget. Toilet Repair & Installation

Kitchen faucet replacement sounds simple but the reality depends heavily on the shutoff valve condition below the sink. Shutoff valves that haven't been operated in years frequently fail to fully close when you try to work on them, requiring valve replacement before the faucet job can proceed. Garbage Disposal

Garbage disposal installation involves matching the unit size to your household's usage, ensuring the electrical connection is properly handled, and correctly connecting the drain to avoid the air gap issues that cause dishwasher drain backup. Gas Line Repair

Gas line work is licensed-only for a reason โ€” an improperly repaired gas line can leak without any visible sign for an extended period before reaching an ignition source. All gas line repairs are pressure-tested before any appliance is reconnected, and the test results are documented. We do not reconnect appliances to a line that hasn't passed pressure verification.

Common gas line jobs: repairing corroded or damaged sections of flexible gas connector, extending a gas supply line to a new appliance location, capping abandoned gas lines, and replacing aging black iron pipe that has corroded at fittings or joints. Gas line addition for outdoor grills, pool heaters, and fire pit connections is also within scope.
